G-Force Group was engaged by a company to prepare a real estate strategy to redevelop a large urban property that it owns to the property’s highest and best use. G-Force applied its in-depth knowledge of real estate development with the objective of maximizing the value of the property and the realization for the Client.
G-Force first conducted proprietary research and analyses of the local housing, industrial, office, retail, and hotel and hospitality markets utilizing its specialists in these areas. The real estate analyses included projections of long-term regional demand for each land use type, and the potential market share captured by the redeveloped property. G-Force, with input from urban design and engineering consultants on our project team and the City’s planners, then identified, analyzed and evaluated alternative land use and design concepts for redeveloping the property.
G-Force recommended a “mixed-use” development as its highest and best use and optimum redevelopment strategy. The proposed development concept encompasses over one million square feet of gross buildable area (GBA), anchored by a mix of low-to-higher density residential uses with ancillary retail, office, hospitality and recreation uses, and developed over several phases. G-Force also advised the Client on various options on how it could participate in the redevelopment of the property, and created an implementation plan for the next phase of the development plan. This will be a 10-15 year development project.
